Realtor James Muturi Kimani talks about the significance of designing and constructing spaces that are environmentally, socially, and economically responsible.

Sustainability is a major selling point in real estate today. Why should developers incorporate sustainable practices in their projects?

It is not only beneficial for the environment, but also supports healthier lifestyles and creates more resilient, economically viable communities. For real estate companies, sustainability should be a key consideration in their development strategies, aligning with both current market trends and future societal needs.

What other considerations do real estate companies need to consider in every project?

Integration of natural elements and modern architecture is one of the considerations because it fosters a harmonious and sustainable living environment that enhances the well-being of residents while respecting the surrounding ecosystem. Another consideration should be about community-centred designs. Engaging with the local community to understand their needs and preferences ensures that developments are tailored to fit the existing social fabric. Additionally, companies also need to ensure that buildings are resilient to environmental challenges, such as extreme weather events, and adaptable to future needs and technologies for long-term sustainability.

As a property company, what do you do to ensure you remain sustainable?

At our company, AMCCO Properties Limited, sustainability is not just a cool-sounding term. It is a lifestyle. Every project is designed to be energy-efficient, the surroundings contain plenty of green spaces that enhance biodiversity and enable people to live a happy life.

We also draw a fine line between nature and modernity. We have a team of experienced architects and landscaping specialists who turn this dream into a reality in a matter of time.

Talking about community-centred designs, what are the consequences of prioritising sales without adopting a community-centred approach by land-selling companies?

The consequences are many, but the primary one is the missed opportunity for sustainable and inclusive development. This includes the failure to integrate green spaces and community amenities, which are crucial for fostering a thriving and cohesive community. We are lucky that our company is more than just construction of  buildings. It is a unique company that creates communities. We are about carefully planned parks, public spaces, and lively retail destinations, which help people live their lives to the fullest. The company does not just create a home… It provides the foundation for human connections that last a lifetime.

Can you provide case studies of communities that have undergone significant socio-economic changes courtesy of your developments?

We have redefined the narrative of numerous towns and villages that were otherwise forgotten. For instance, Ndeiya today stands out as one of the most sought-after land market destinations, thanks to AMCCO’s transformative investment plans, which catalysed the emergence of Ndeiya as a beacon of economic growth and development. The area is no longer a mere open field land, but an active residential and commercial centre.

What emerging real estate trends are likely to shape the socio-economic lifestyles of communities over the next decade?

They include the integration of smart home and smart city technologies for enhanced convenience and efficiency. Sustainable building practices will become standard, promoting healthier living environments. Affordable housing initiatives will also increase as governments and private sectors will focus more on creating affordable housing to address urban housing shortages.

Additionally, the shift to remote working, accelerated by the Covid-19 pandemic, will lead to increased demand for residential properties in urban and rural areas as people seek more space and a better quality of life outside busy centres. Real estate developments will also start to focus on resilience to climate change and other potential disruptions.

Briefly tell us about your company…

Transforming landscapes into vibrant lifestyles is the hallmark of our company.

Have you managed to achieve this and how?
